PURCHASE INSTRUCTIONS
Please check the contract.

A. Verify the names, address and phone number.

B. Be sure the type of buyer is noted correctly. Sole and Separate, Joint tenants, LLC, etc.

C. Verify the Unit Block and Lot(s) as these will appear on the warranty deed. The deed to your property will be held by Hawaiian Arizona Corporation in Honolulu. When you have paid your contract balance in full, the deed will be executed and sent to the appropriate county for recordation and returned to the address on the contract.

D. Check the down payment, the total amount to be financed and the interest rate. If you wish to save interest, you may pay more per month than the minimum suggested on the website. Please put that amount in as the amount per month.

E. If you pay a down payment other than using a credit or debit card, the certified checks and money orders should be made out to Hawaiian Arizona Corporation. The Address is PO Box 700, Haleiwa, Hawaii, 96712. myEranch.com Phone 808-638-0678

F. If you are financing the balance you will receive monthly statements from the Servicing Company. The cost of this service is $6.00 per month. If you have any questions, please call our office at 808-638-7189.

If you are financing a property and want to have an automatic monthly payment come from your bank account or military paymaster you may do so. Please email info@myeranch.com and ask for the Sure Pay/Automatic Payment form or Military Payroll deduction. You will be sent the form and must return it with a voided check from your account.

Please return the the white copy (original) of the contract in the self-addressed, stamped envelope after you sign and date the contract. Your signature does not have to be notarized.


MONTHLY SERVICE FEE
There is a $3.75 to $6.00 monthly charge for installment contracts. If you pay off early, as many people do, with the monthly system we use you stop paying the service fee when you pay off your purchase price.

Other land sellers do not refund the service fee that was added into the original purchase price if you pay off your balance early. With the system we use you do not pay for the statements not received.

CAUTION LAND BUYERS!
Professional realtors and land developers always issue WARRANTY DEEDS to transfer property.YOU ARE BUYING A PIG IN A POKE WITH A GRANT DEED TRANSACTION! Prospective land buyers should be aware of the differences between land deeds.

Only accept a WARRANTY DEED from a land seller. Under a WARRANTY DEED the seller warrants the land to be free of encumbrances.

With a Grant Deed the seller grants nothing but his/her interest in the property.

Grant Deeds, which are not used by professional realtors or developers, only transfer the interest of the seller to the new buyer. The seller's interest may not be 100% of the property in question and is subject to claims and liens against the said property. Grant Deeds can be issued with out clear title. The property may be encumbered by liens, claims, disputes or rights of way to other parties.

Please seek legal or realty association advice if any seller wants to transfer property to you by means of a Grant Deed.
